My client is a main contractor specialising in construction inside operating hospitals and clinics: extensions, refurbishments, laboratories, imaging suites and technical fitouts, delivered while the hospital keeps running. We work repeatedly for the same healthcare clients in Dublin and nationwide.
Due to expansion we now look to hire an experienced Site Manager to join us permanently.
A new first-floor laboratory and plant extension built over an operating clinical area of a Dublin hospital, which stays fully in use throughout. The work is a new structural steel and in-situ reinforced-concrete frame and roof, the external envelope, and a full laboratory fit-out with new mechanical and electrical services tied into the live hospital.
The structure and shell are a Contractor's Designed Portion. The design is being completed through RFIs and technical submittals on Procore while the work proceeds. Everything runs inside the hospital's permit-to-work and infection-control regime, with out-of-hours tie-ins. About eight months on site, with the frame going up through the winter.
The Site Manager runs the site day to day under the Project Manager: plans and supervises the structural sequence, acts as Temporary Works Coordinator, plans and controls lifting over an occupied building, supervises the sub-contractors, and keeps every hospital protection in place every day.
Responsibilities:
Day-to-day control of the site to programme, quality and safety, with a clear weekly picture of progress, problems and look-ahead for the Project Manager.
Plan and supervise the structural sequence: preparation of the existing structure, steel erection, formwork and falsework, phased concrete pours, striking, the steel plant enclosure, roofing and cladding, then envelope and fit-out.
Act as Temporary Works Coordinator: register, design briefs, checks, permits to load and strike. Loads on the existing structure are kept within the engineer's stated limits and nothing is drilled or loaded on existing structure without the engineer's confirmation.
Plan and control lifting: crane and hoist positions, lift plans, exclusion zones and hospital coordination for lifts over or beside occupied areas.
Keep the hospital protections in place: daily checks of hoarding, dust and infection-control barriers, noise and vibration limits, escape routes and permits; coordinate out-of-hours works and tie-ins with hospital estates.
Supervise the sub-contractors: daily coordination, quality checks, inspection and test records, and the evidence for BCAR ancillary certificates.
Control drawings on site — current revision only — and raise queries to the Project Manager for an RFI rather than resolving them by assumption.
Keep site records: daily diary, labour and plant, deliveries, delays and causes, photographs.
Run site safety: inductions, RAMS review and briefing, toolbox talks, permits, PSCS duties on site. Snagging and handover.
Essential Requirements:
Minimum 8 years' main-contractor site experience, including as Site Manager on structural steel and in-situ reinforced-concrete frame works.
Has worked inside an operational hospital or comparable live environment and can describe the controls used.
Trained Temporary Works Coordinator (CITB TWC or equivalent).
Practical experience of formwork, falsework and concrete pours, including winter concreting.
Experience planning and supervising lifting operations on a constrained, occupied site.
Safe Pass; Managing Safely in Construction or equivalent; occupational First Aid.
Reads structural and architectural drawings confidently; competent in setting out and levels.
Procore or equivalent; Microsoft Office; digital records.
Steady under pressure; direct and honest in reporting.
