The CM / PM is the senior site leader and has overall responsibility for the delivery of the project(s) and financial performance of the contract (with support from the QS). The key elements of this role are to co-ordinate all aspects of the contract, to ensure that the project meets the client expectations. The CM/PM carries out their work in accordance with all the relevant standard operating procedures also in line with the group HSEQS policies. The CM/PM prepares and maintains the PEP and looks for opportunities for the company to add additional value or enhance the profit achieved through the delivery of the project.
Key Responsibilities:
Preconstruction
▪ Prepare the programme, method statements and submission
▪ Produce the contract programme (having typically worked with the Estimating Department during the bid stage)
▪ Instruct the QS to agree all major preliminary items expenditure, including plant, accommodation
▪ Chair start-up & production meetings (including working with the Regional Director to allocate suitably skilled team members)
▪ Manage the sub-contracts buying schedule with the QS
▪ Advise statutory and other authorities of the site start date
▪ Prepare draft preliminaries and temporary works register, taking account of preliminary H&S plans.
▪ Prepare reports and attend Design Team Progress Meetings
▪ Prepare contract report and with the QS provide updates to monthly cost meetings
▪ Review buildability and identify methods of construction with commercial or programme advantage where possible
▪ Oversee and manage design appointments / novation’s and DRM (may not apply in all jurisdictions) ▪ Protect SISK's contractual position with correspondence, information and/or notices as required.
▪ Monitor overall site progress against the programme
▪ Agree programmes with subcontractors and, monitor progress with the SM
▪ Prepare applications for extensions of time in conjunction with the QS
▪ Ensure the productive running of the site identifying and resolving potential problems
▪ Ensure the general professional appearance of the site positively markets the company
▪ Prepare lists of outstanding works and completion programmes to ensure a timely finish of the project
▪ Prepare and deliver the CVR / monthly reports as required
▪ Ensure that complaints received on site are settled
▪ Obtain a punctual Practical Completion Certificate
▪ Manage S/C including S/C progress meetings and S/C pre-order meetings
▪ Manage QS and SM
Construction & Design
▪ Lead all aspects of Project Team functions (PEP, Risk & Commercial Success, Financials, Processes, HSEQS, Stakeholder Management, Project Administration, Design Management & Project Close Out)
▪ Ensure that the project team and supply chain have the required H&S skills and competencies in their org to meet HSEQS expectations document
▪ Manages, through others, consultant and subcontract design as required by the contract including delivery of the BIM strategy
▪ Compile and implement the Project Execution Plan, with specific reference to the HSE & Quality plan.
▪ Manage information flow and information required schedules
Post Construction:
▪ Obtain the defects list, remedy any items, and obtain the Certificate of Making Good Defects
▪ Instruct QS in the preparation of Loss and Expense Applications and in the provision of information for Final Account
▪ Manage and control operating budgets
▪ Has authority to approve expenditure, appoint sub-contractors, change sub-contractors, and sign off on monthly commercial reports
▪ Carryout PDPs with all direct reports and to drive actions/activities identified in individual development plans
Experience & Skills:
▪ Articulate and numerate
▪ Good working Knowledge of Design and Build JCT &, NEC3 contracts, as well as with BREEAM/LEED
▪ At least 5 years’ experience working in the relevant sector or a minimum of 2-3 projects delivered across different industry sectors

Requirements:
▪ Professional qualification in construction related subject. Ideally chartered.
