About the role
As Technical Facilities Maintenance Lead, you will supervise and coordinate a team of onsite technicians to ensure all hard services are delivered safely, efficiently and to the highest standards. You will lead planned and reactive maintenance across building services, utilities and critical systems, making sure equipment uptime, quality, service and cost targets are consistently achieved. This is a hands‑on leadership role with strong focus on CMMS control, HVAC/BMS, data reporting and continuous improvement.
Key responsibilities
- Lead and supervise the onsite hard services / maintenance team across the client site (and support other sites where required).
- Plan, schedule and execute all planned preventive maintenance (PPM) via the site CMMS / CAFM system, ensuring work is correctly documented and closed out.
- Respond to reactive maintenance requests and breakdowns, carry out fault finding and repairs, and coordinate external service engineers where specialist support is required.
- Track, analyse and report monthly on hard services spend and labour hours, highlighting variances and opportunities for improvement.
- Identify gaps or improvements in existing PPM routines and present proposals to enhance scope, reliability and compliance.
- Assess recommended follow‑up works from service visits and evaluate potential impact on operations, quality, safety and compliance, feeding into action plans and reports.
- Coordinate permits to work, RAMS and other EHS documentation for all planned and non‑routine works, ensuring safe systems of work are in place.
- Provide day‑to‑day technical leadership, support, training and mentoring for technicians, promoting best practice and high standards.
- Maintain accurate maintenance records, reports and documentation in line with company processes and client procedures.
- Support installation, commissioning and integration of new plant and equipment from projects into BAU maintenance.
- Drive cost reduction initiatives and energy saving opportunities across the site, from idea generation through to implementation.
- Contribute to the site Asset Management Plan (1/5/10‑year), monitoring asset condition and feeding into lifecycle/replacement planning.
- Support client change control processes for business‑critical systems, ensuring changes are assessed, documented and implemented correctly.
- Provide technical reports and input to management and client stakeholders as required.
- Participate in an out‑of‑hours/on‑call rota and occasional overtime to support site needs and emergency response.
Experience and qualifications
- 5+ years’ experience in a similar role within facilities, building services, manufacturing or a related environment.
- Trade qualification, Certificate or Diploma in Electrical, Mechanical or Automation discipline (or equivalent).
- Strong background in supervising or leading maintenance / facilities teams and working with commercial FM systems.
- Proven experience with HVAC systems and building services, including fault finding and diagnostics.
- Solid experience working with BMS and controls for monitoring and optimisation.
- Proficient in CMMS / CAFM systems and maintenance reporting.
- Exposure to M&E services, calibration and general building fabric maintenance.
- Demonstrable track record of achieving KPIs, delivering change control and driving continuous improvement.
